Orcas Island Modular

A modular house that steps with the slope of a coastal bluff, minimizing site impact while organizing spaces around westward views over the water.

This new house is sited on a bluff high above the water on Orcas Island. It is organized as a response to both the slope of the site and the need to build lightly on constrained land. The project is designed as a series of rectilinear volumes, stepping uphill and opening west toward the water. The composition is direct. It does not hide its making. Instead, it expresses the logic of how it is assembled.

The house is constructed from modular components, fabricated off-site, transported to the island, and set in place. This approach reduces construction traffic and limits disturbance to the site while allowing for a high level of control and precision in fabrication. The modules govern the structural and spatial order of the house. Exterior walls are clad in cedar siding, stained a deep green. Over time, this finish will weather and settle into the tones of the surrounding vegetation, allowing the building to recede into the hillside when seen from the Sound. Windows are placed to take advantage of views from the site—larger openings facing west over the water, with more controlled apertures on the upper levels among the site’s trees.

The project accepts the constraints of site and method of construction and uses both to shape the architecture. The modular system governs the structure, the volumes define the form, and the material palette ties the building to its surroundings. The house becomes a clear expression of its site and construction—ordered and tuned to the bluff.
