Transforming a fifty-year-old office building by changing the way it engages the street.

Dexter Avenue N was built in 1979 as a product of its time—an office building shaped around the car. A simple box, it sits above an open parking level that effectively became the building’s entry. This space functions like an oversized porte-cochere, leading to a tight and uninviting elevator lobby.

Despite this, the building has strong fundamentals: a clear, well-proportioned form and a distinctive siting above a steep, asphalt-covered slope.

Our client, based in Vancouver, British Columbia, asked us to work with a light hand—to adapt the existing structure into a contemporary core-and-shell office building while bringing forward the character of the surrounding landscape.
